Three kinds of Campbelltown job

The older core. Campbelltown, Ingleburn and parts of Leumeah and Minto have older houses, some from well before the post-war boom, and a handful of heritage-listed buildings in and around the historic town centre. These need the most care on approvals.

The estates. Suburbs like Ambarvale, Rosemeadow, Bradbury, St Helens Park and Eagle Vale filled out in the 1970s and 1980s, including significant public housing estates. Mostly brick veneer and some fibro, on regular blocks with good access.

The fringe. Rural-residential properties toward Menangle Park, Gilead, Kentlyn and the edges of the LGA, where demolition often comes with site clearing.

Asbestos by era

Asbestos cement use tapered off through the 1980s, so the risk broadly falls the newer the house. But "broadly" is not good enough for a demolition. Rural-residential clearing

On larger blocks the house is often only part of the job:

  • Old sheds and farm structures, frequently fibro or corrugated iron.
  • Fences, yards and footings.
  • Dumped material accumulated over decades, which sometimes needs testing.
  • Vegetation and trees, subject to council controls and possibly native vegetation rules.
  • Dams and fill that affect where the new building can go.

Do 1980s Campbelltown houses contain asbestos?

Possibly. Asbestos cement use declined through the 1980s, but houses built or renovated before about 1990 can still contain it, particularly in eaves, wet areas and fencing. Houses from the 1970s and earlier are more likely to. A survey before pricing is the only way to know.

Do you handle rural blocks around Campbelltown?
