Knock-down-rebuild country

The Sutherland Shire is one of Sydney's busiest knock-down-rebuild markets. Post-war fibro and brick-veneer houses across Caringbah, Miranda, Gymea, Kirrawee, Sutherland, Jannali and Engadine sit on blocks now worth much more than the buildings.

Terrain

Not all of the Shire is flat.

Sloping blocks. Como, Oyster Bay, Kareela, Bonnet Bay, Illawong and much of the waterfront run downhill, often steeply. Access for machines and trucks is harder, and structures are more likely to be supported by retaining walls.

Sandstone. Footings cut into rock, sandstone retaining walls and outcrops. Breaking rock is slow and noisy.

Narrow streets. Some older and hillside streets make truck access and parking a planning job in itself.

Waterfront and bushland

Foreshore properties along Port Hacking, Gunnamatta Bay, Yowie Bay and the Georges River, and properties backing onto the Royal National Park or local bushland, can be subject to additional controls — foreshore building lines, environmental protections and bushfire considerations. These affect the approval pathway, tree retention and site management. They are established before pricing.

Asbestos

The Shire's post-war housing includes plenty of fibro, and 1960s–70s brick veneer houses commonly have asbestos in eaves and wet areas. Survey first; removal by a separately licensed asbestos removalist. See asbestos-aware demolition.

Council

Sutherland Shire Council. Many dwellings can be demolished as complying development through an accredited certifier. Waterfront, bushfire-affected, heritage and other constrained properties more often need a development application. Council's tree controls apply. See council and approvals.

Why are so many Shire houses being knocked down?

High land values and a large stock of post-war houses on good-sized blocks. Suburbs like Caringbah, Miranda, Gymea and Kirrawee have many modest 1950s and 1960s homes where a new house is a better investment than renovating.

Does sandstone affect demolition?

It can. Sloping blocks often have sandstone outcrops, retaining walls and footings cut into rock. Removing structures from rock and dealing with retaining walls takes longer and may need rock breaking, which is noisy and adds cost.

What about waterfront and bushland properties?

Properties on the Port Hacking and Georges River foreshores and those near bushland can carry additional planning controls — foreshore, environmental and bushfire considerations — that affect the approval pathway and tree retention. These are checked early.

Which council approves demolition in the Shire?

Sutherland Shire Council, or an accredited certifier for complying development. Many dwellings can be demolished under a complying development certificate; constrained sites, heritage items and proposals outside the standards need a development application.
